Working with Crofton Interiors our scope involved taking the initial design intent provided by the client’s design team and progressing it from RIBA Stage 2 (concept design) to fabrication drawings, followed by the construction and fit-out of the marketing suite. This involved not only applying the design principles to a new space but also refining and detailing the elements to align with the client’s expectations for a luxury finish. The objective was to bring the client’s design vision to life in a way that was both true to the intent and enhanced through material selection, attention to detail, and the creation of a cohesive, welcoming environment.
Design Concept
The concept for the Marketing Suite was centered around a high-end, modern aesthetic that reflected the finishes, style, and materials of the luxury residences above. The client’s design team provided a design intent document based on an existing marketing suite, which set the tone for the project. Our role was to interpret and expand on this concept, ensuring it was both innovative and functional while meeting the high standards expected within Marketing Suite development.
Key design principles included sleek lines, high-quality materials, and a restrained colour palette that allowed the finishes to speak for themselves. This included using premium materials such as natural stone, brushed metals, and rich wood finishes, along with carefully curated lighting that highlighted the textures and tones of these materials. The aim was to create a sophisticated, welcoming environment where prospective buyers could envision the quality and feel of life within the development.
Challenges
Throughout the project, we encountered several challenges that required careful planning and communication with the client’s team:
- Design Interpretation and Expansion: The initial design intent was provided at RIBA Stage 2, which meant that key elements were not fully developed. Translating this into a cohesive, buildable design required additional detailing and clarification with the client’s team to ensure all aspects aligned with their vision.
- Material Sourcing and Specification: Maintaining the high-end quality of the finishes specified was essential. Sourcing materials that met both the aesthetic and durability requirements involved liaising with multiple suppliers, some of whom were based overseas. Lead times and delivery schedules had to be carefully managed to avoid delays in the project timeline.
- Spatial Constraints: As the space was within an existing building, we had to work within certain spatial constraints and structural limitations, which required creative solutions to ensure that the design intent was fully realised without compromising functionality.
